«Los préstamos bancarios, generalmente están muy estandarizados en la industria; así como las condiciones y las garantías de estos. La diferencia entre un banco y otro, en la mayoría de los casos, no es significativa», explicó en entrevista al Observador Latino.
Pero, en el caso de Italbank, la rapidez con que son aprobados los préstamos permite diferenciarse en el mercado, aun cuando los requisitos para su procesamiento son iguales a los exigidos por cualquier entidad bancaria, al estar supeditados a las normas y requisitos establecidos por el órgano regulador.
«En nuestro caso, la gran mayoría de préstamos de nuestra cartera son para comprar alguna propiedad, dando como garantía el inmueble que se está adquiriendo», dijo Carlos Dorado. «Como todo préstamo con garantía hipotecaria, la propiedad dada en garantía debe ser tasada por un evaluador profesional calificado nombrado por el banco, y con base en el valor que determine, se establece el monto y las condiciones del préstamo».
–¿Cómo aprovechar al máximo un préstamo?
-Nosotros por política interna no otorgamos préstamos para ser destinados al consumo, sino únicamente para inversión. Particularmente pienso, que incentivar el consumo a través del endeudamiento es una práctica que en algunos casos puede llevar a la persona a situaciones financieras difíciles e inclusive a la quiebra. Me horroriza cada vez que veo lo intereses de mora que se aplican a las tarjetas de crédito. Intereses que con el tiempo se vuelven impagables para las personas que entran en esa espiral de consumo.
Lo que se debe evitar al solicitar un préstamo
Las nuevas tecnologías de la información han promovido la masificación de la promoción de productos y servicios a niveles jamás vistos dentro de la dinámica mundial. Los consumidores, al estar sometidos a un «bombardeo» publicitario constante que incentiva la compra descontrolada, son más propensos a endeudarse.
En ese sentido, las tentaciones publicitarias son numerosas y el entorno social presiona, comenta Carlos Dorado, economista y empresario, «haciendo que muchas personas pueden caer en un proceso que terminan financiando el consumo con más financiamiento, y llegando a un punto donde el endeudamiento es para pagar endeudamiento. Cuando se llega a este punto, la espiral se vuelve como un ciclón».
Esa situación, debe ser evitada en todo momento. Y, en caso de alguna necesidad, puede apelarse a un financiamiento para cubrirla, pero siempre y cuando saque su presupuesto de ingresos y gastos y pueda afrontarse.
«Pero, el endeudamiento, debería ser para invertir en un proyecto, en mejorar procesos, en compra de maquinaria, en implementación tecnológica, para ser más eficiente y lograr una mayor rentabilidad», señaló Carlos Dorado. Es decir, «todo endeudamiento que traiga como resultado que lo que se invierte hoy, se obtenga una ganancia mañana; o se invierte hoy para mejorar los resultados financieros de su compañía o proyecto en el futuro».
Si se va a endeudar, que sea en proyectos de inversión y no de gastos, propone Carlos Dorado. Pero, igualmente, en la parte de inversión hay que tener mucho cuidado, porque si el proyecto da una utilidad, apalancarse puede subir la rentabilidad.
«¿Pero, qué pasa cuando las proyecciones no sales como se plantearon? Puede suceder, que el banco termine ejecutando la garantía, y se pierda todo el capital invertido. Por eso, lo importante siempre es apalancarse, pero contando con la disponibilidad o los recursos en el caso que las cosas no salgan como una pensaba inicialmente», destacó Carlos Dorado.
Ser disciplinado y muy rígidos en el campo de las inversiones y el financiamiento no es nada fácil, «porque uno tiende a emocionarse con los proyectos, y en su afán de verlos realizados, se pierde muchas veces la racionalidad y el piso, para darle paso a la emocionalidad», reflexionó Carlos Dorado.
Si bien los proyectos no tienen memoria, el hecho de que uno, dos o tres salgan bien, no quiere decir que el cuarto salga bien. «Sin lugar a duda, que la experiencia adquirida da unas ciertas garantías, pero al final es el mercado el que tiene la respuesta final. Ser humildes en este sector, creo que es una de las variables más importantes».
«Quisiera poner un ejemplo muy típico, en uno de mis sectores como es el sector inmobiliario y de construcción. Si un promotor va a invertir en un proyecto de viviendas 100,000$ y ese proyecto le termina dando una utilidad neta de 15,000$, el mismo está obteniendo con su dinero una rentabilidad del 15% sobre el capital invertido, en el supuesto que dure un año. Ahora bien, si esta persona pone 50,000$ de su capital y pide prestado 50,000 a un interés del 5%, resulta que al final del proyecto obteniendo la misma utilidad de 15,000$, menos 2,500$ que debe pagar de intereses, logrando una utilidad neta de 12,500$ sobre 50,000$ que invirtió. The Alzheimer’s Association statistics revealed that Hispanic people are about 50% more likely the develop Alzheimer’s than non-Latino whites but are less likely to pursue treatment for the disease. Instead, they tend to rely on informal care from family and community members. This can lead to poor health outcomes because of low awareness of the disease and its symptoms as well as limited access to medical resources.
Puerto Rican recording star Luis Fonsi’s abuelita (grandmother) suffers with Alzheimer’s disease. Fonsi is now a spokesperson for the Alzheimer’s Association.
“We should talk about it, and we should take time and read about it and learn. I did not know that us Latinos were more affected,” Fonsi told People, referring to the data in the 2022 Alzheimer’s Disease Facts and Figures report. “I hope the song (Girasoles) will resonate not only for those diagnosed with Alzheimer’s but also for their loved ones and caregivers who also need that love,” the singer/songwriter added.
“As a caregiver, having an Alzheimer’s diagnosis means you could be in for the long haul. On average, a person with Alzheimer's lives four to eight years after diagnosis but can live 20 years or more,” shares Skinner. “That will impact Latinos’ ability to stay in the workforce because caregiving is often a full-time commitment. There’s not yet a cure or an effective way for early diagnosis either. Changes in the brain related to Alzheimer's begin years before any signs of the disease.”

The economic impact of Alzheimer’s on the Latino community will reach a cumulative amount of $2.35 trillion by 2060, according to the study.
HIGHER RISK OF ALZHEIMER'S FOR OLDER COVID SURVIVORS
It's not clear whether COVID-19 triggers or accelerates development of Alzheimer's disease, noting that it has been associated with inflammation and central nervous system disorders. Older people who were infected with COVID-19 show a 60% higher risk developing Alzheimer’s disease within a year, according to a study of more than 6 million patients 65 and older.
"The factors that play into the development of Alzheimer’s disease have been poorly understood, but two pieces considered important are prior infections, especially viral infections, and inflammation," said study author Pamela Davis, MD, PhD.

Recuerdo, que el mejor cumplido que me hicieron sobre este libro, fue una señora que regresaba del mercado, me reconoció y me dijo: «Carlos, leí tu libro y me sentí tan identificada, que me pareció que lo había escrito yo«.
2. «A la madre que me parió»
Se trata de una obra crítica, escrita con rabia, con impotencia, viendo y analizando un país que estaba decayendo, que estaba retorciéndose, dice Carlos Dorado. «Un país que me duele tremendamente, porque llegué de pequeño con mis padres, escapando de la pobreza, y ha sido muy generoso conmigo, dándome una educación y unos estudios, y la oportunidad de formarme empresarialmente«.
Esa impotencia nace del hecho de que «tenemos un país con la mayor potencialidad del mundo, en el sector turístico, con 11 de 13 ecosistemas, con un potencial en el sector minero, petrolero. Vivimos en un eterno ensayo y error».

3. «Querer volver»

«Es un libro que lo escribí con el corazón, con la propia experiencia, donde nadie me tiene que contar la película del emigrante, sus ilusiones, sus dificultades, su morriña, sus esfuerzos por lograr un futuro mejor», dijo. «Nadie me la tiene que contar, porque yo he sido protagonista, en primera persona».
Recordó que se debe ser valiente para dejar la tierra donde se nació, alejarse de los amigos, de las costumbres, del entorno, con el fin de buscar un mejor futuro.
«Yo admiré mucho a mis padres, por esa valentía que tuvieron al sacrificar muchas cosas, solo para tratar de darme un futuro mejor», señaló Carlos Dorado.
Este libro lo escribió, justo cuando Venezuela pasaba de ser un país de inmigrantes a uno de emigrantes.
«Quise plasmar esas historias, esas vivencias, esas ilusiones, esos sufrimientos, esos sueños, con toda la experiencia que en ese campo tengo por haber sido yo también un emigrante. About the Author
Prue McDonell lives in the outskirts of Roberson, a small village in the Southern Highlands of New South Wales, Australia. Her background is in primary school teaching, home schooling and working with people with disabilities.
